In the heart of the Austin-San Antonio corridor you’ll find San Marcos which enjoys unparalleled access to local amenities and two of Texas’ action-packed cities. Here, on 575 acres of prime riverfront land, is where Blanco Vista resides — a community with oversized greenbelt homesites and elevated rooftop views exclusive to Empire Communities. Read on to discover more of what life is like along the Blanco River.
Rich History
The name Blanco Vista is indicative of the area’s Spanish influence and the community’s vicinity to the magnificent Blanco River. However, it’s much more than just a scenic place, it boasts a rich history dating back to the 1600’s. The area was originally settled by the French in 1685, which were driven out by Spanish settlers in 1715. By 1824, the original Spanish settlements were declared independent of Spain, and the Mexican government was established as a separate republic.
Settlers from the United States eventually established a foot-hold in the region as Texans and, alongside Texans, drove out Mexican armies throughout Texas. The United States recognized Texas as an independent republic in 1837, which was annexed on July 4, 1845.
Prior to 1685, another important component of the Blanco Vista community began and stands as monument today. In the early 1600’s, a sprout started within the community which has grown into a mighty oak tree at the entrance of the Blanco Vista community. This beautiful tree is a proud symbol of an integral period of time in Texas’ history.
Natural Beauty
Situated along the San Marcos and Blanco Rivers, this area is a popular spot for swimming, tubing, kayaking, and fishing. Home to several parks and greenspaces, including the Purgatory Creek Natural Area and the Spring Lake Natural Area, there’s an abundance of hiking and biking trails, opportunities to bird watch, and fun to be had participating in outdoor activities. Plus, for those who choose to plant roots at Blanco Vista, the community’s Five-Mile Dam Park is backed against the banks of the Blanco River.
Cultural Events
San Marcos is a culturally-rich city which hosts several festivals and events throughout the year such as the Mermaid Festival, the Texas Book Festival, and the San Marcos Art Walk. These events bring artists, musicians, writers, and other creatives together to showcase their talents and celebrate the city’s culture.
