Empire Communities is expanding its presence in San Marcos, recently closing on 46 homesites in the residential community of Trace that will showcase new floor plans for the builder.

Empire has 31 50-foot homesites in Trace where it will build its new Empire Texas Series. The one- and two-story designs range from 1,911 to 3,249 square feet and offer three to four bedrooms and two to 3.5 bathrooms. Pricing will be from the mid $300,000s.

The builder also has 15 lots for homes with alley-loaded garages. Also new to Empire, these floor plans are priced from the low $300,000s and range from 1,247 to 2,044 square feet. They feature front porches, three to four bedrooms and two to three bathrooms.

“San Marcos is ideally situated between Austin and San Antonio along the rapidly growing I-35 corridor,” said Don Luke, Regional Vice President for Empire. “What we’re bringing to the market are more affordable homes in a location that allows you to easily work in either Austin or San Antonio. Plus, the homes are packed with the must-have features our customer research has shown people want.”

Among those features are open-concept floor plans, covered outdoor living space and ample storage, Luke said.

Model home construction is slated to begin in November with sales anticipated to start in February 2025.

With the weather warming up, we’re excited to share the many new developments at Empire Avalon. In Phase 6, approximately 60% of homes are currently under construction. Lots 1-4 on Whithorn Crescent, as well as lots 21-31 and 58-76 on Hawick Crescent have had their foundations backfilled and awaiting framing. Electrical and mechanical rough ins for lots 15-20 on Whithorn Crescent and lots 106, 107, and 109-113 on Ellis Avenue are being installed, with cladding underway as well. 

Currently, excavation is set to begin on Lots 32-57 and 77-87 of Hawick Crescent, and framing has begun on lot 88 of Hawick Crescent and lots 103-105 of Ellis Avenue. Lots 90-101 and 108 on Ellis Avenue and Owl Lane have been insulated and drywalled, with finishings and cladding underway. Lots 114-119 and 121-123 on Whithorn Crescent and lot 136 on Carrie Crescent are in the process of receiving mechanical rough ins. Lot 124 on Whithorn Crescent has been insulated and drywalled with finishings underway, and lots 125-127 have their mechanical rough ins complete and are awaiting stairs. Lots 128-133, 135 and 136-143 on Carrie Crescent are in the finishing stage with cladding underway. Lots 144-159 on Rebecca Way and Carrie Crescent are in the framing stage. 

In Phase 3B, approximately 15% of homes are under construction. Excavation has begun on lots 120-130 on Santos Drive, with lots 92-97 and 98-108 in the foundation stage. Construction is nearing completion in Phase 5, with 100% of homes under construction, and 90% of homes set to be closed by the end of May. 

Lots 90-113 on Malcolm Crescent, 120-131 on Whithorn Crescent, 41-53 on Lillian Way and 71-83 on Lise Lane are currently receiving exterior brick and siding. Lots 41-53 on Lillian Way and 71-83 on Lise Lane have their interior finishes complete, while lots 90-113 on Malcolm Crescent and 120-131 on Whithorn Crescent are still progressing with their interior finishes. We’re happy to share that lots 1-7 on Oaktree Drive, 8-24 on Richard William Drive, 25-26, 54-57, 84-89, 114-119 and 132-157 on Rainbow Drive, 27-40 on Lillian Way, and 58-70 on Lise Lane are completed and closed.Grading curbs and sidewalks, as well as sodding is set to begin in the spring for this phase.

We are pleased to announce that Empire Maven is now in its final stages of completion, and homeowners have begun to move into their newly completed luxury suites. Our team has completed all major construction and is in the process of finishing our last remaining units. The main lobby and second-floor amenities are complete, with the remaining amenities scheduled to be finalized in the coming weeks. In addition, we have received approval from the city and are now registered, with final closings to follow. We are also excited to announce that our newly designed model suite, The Orchard, is now open for tours. Our second model suite will be ready before the end of the year.

Despite our challenges with COVID and our unavoidable delays, construction is underway at Empire Phoenix in South Etobicoke. We are pleased to report that all of the windows have been installed in both towers and that the amenities on the 4th and 5th floors are 85% complete. The exterior landscaping around the building is still in progress, but has seen a large completion rate since the summer months. Painting in the underground parking for both buildings is ongoing, and the exterior and corridor studs have been completed on Tower A and up to the 24th floor of Tower B. The suites are progressing with the studs completed up to the 10th floor of Tower A and up to the 14th floor of Tower B. Finally, the floor levelling and installation of balcony railings are in progress, and the tiles in the main lobby have been completed.

Concrete forming on Tower A is completed up to the 7th floor, and Tower B is now up to the 10th floor. Window framing has begun on the ground floor and approximately 80% of our garden suites have windows. Window framing is set to begin on Tower B in December, as mechanical and electrical rough-ins continue up the tower.

The Empire Legacy community in Thorold continues to grow as our team hits new construction milestones this season. Take a look at our photos and video to see just how fast construction is unfolding on site this month.

We’re thrilled to share that Phase 1 of the community is almost entirely complete as just a few homes are still under construction and will soon be ready to welcome their new owners. 95% of homes in phase 2 have closed and occupied and are getting ready to receive sod (weather depending), and driveway asphalt.

Phase 3 is well into construction and has homes in all stages of construction ranging from excavation to interior touchups.

The spring season has brought exciting new updates to our Imagine community in Niagara Falls as construction continues on new homes in the area. In Phase 5C, 80% of the homes are now occupied, and community landscaping is now underway. For the 11 homes that remain under construction, mechanical work has been completed and the team is now in the process of beginning interior finishings.

For the townhomes a part of Block 299, landscaping is underway, grading is complete and all sidewalks have been installed. The remaining two blocks, Blocks 2 and 3, are in the process of having their interior finishings completed. Exterior cladding, interior finishing and mechanical work remains in progress for Block 88.

Construction is progressing well at Victory and Lush in Stoney Creek. Our Victory team is excited to announce that all four blocks in Phase 3 have now closed, with flatwork and grading repairs in the works. The topcoat of asphalt has been completed and fence installation has started in Phase 4. Some of the lots located on Hargrove Way have now been occupied, with exterior claddings underway. Lots located on Midhurst Heights have finished framing, with 75% of homes moving onto exterior cladding as well. Next steps include rough grading.

We are pleased to announce that the majority of homes in Phase 3A have closed and homeowners have moved in. Now that homes located on Cactus Crescent have completed their framing, masonry work is expected to begin soon. Final grading and sodding in this area is 92% complete. The team is now finalizing the area’s landscaping, as well as all remaining rough gradings.

The remaining homes in Phase 3A required excavating and the homes located on Toffee Trail and Queen Mary Boulevard have completed curb and sidewalk installation. Homes on Toffee Trail and Cuesta Heights will begin rough grading and pouring foundations shortly. The lots located on Queen Mary Boulevard and Cuesta Heights are in the finishing stages, thanks to the recent completion of electrical work and framing for some of the homes. The next steps for this phase include masonry work, hydro and gas installation, insulation, as well as preparation for the base coat of asphalt.
