Broker/Agent Compensation Policy
Eligibility Requirements
1. Purchaser Registration with Broker Representation:
To establish broker representation, the Purchaser must formally designate their Broker/Agent as their representative during their initial interaction with Empire Homes. This designation is only valid upon direct confirmation through an Online Sales Counselor or an Onsite Sales Consultant.
For clarity and compliance, the Purchaser and their Broker/Agent must re-confirm this designation in person during their first onsite meeting with an Onsite Sales Consultant. The Broker/Agent is required to accompany the Purchaser at this initial meeting to ensure proper registration. Important: Form registrations alone do not constitute a formal designation of the Purchaser’s Broker/Agent.
2. Advance Registration by Broker
If the Purchaser’s Broker/Agent is unable to attend the Purchaser’s first visit, either the Broker/Agent or the Purchaser may register the Broker/Agent in advance with an Empire Homes Online Sales Counselor or Onsite Sales Consultant to ensure eligibility for compensation.
Important: Regardless of the registration method, the Broker/Agent must actively and consistently represent the Purchaser throughout the entire process to maintain eligibility for compensation. If the Broker/Agent is not registered by the Purchaser’s initial appointment, compensation will not be provided by the Seller.
Ineligibility for Compensation
1. The Purchaser’s Broker/Agent does not meet the Eligibility Requirements outlined above.
2. The Purchaser is already under contract to purchase a home in the community without the Purchaser’s Broker/Agent’s representation.
Additional Important Information
1. Purchaser’s Broker/Agent compensation amounts and terms are subject to change at Seller’s discretion.
2. Purchaser’s Broker/Agent compensation is calculated based on the base price of the home at time of purchase, as disclosed in the Purchase and Sale Agreement.
4. Purchaser’s Broker/Agent must have a valid GA real estate license at time of purchase to be eligible to receive a Seller’s concession of compensation.
